HOA Governing Documents

Staying in compliance is easy...know the rules.

Like any homeowners association, there are rules in place in Grand Oaks to ensure the integrity of our community and our personal investment in our homes. Any buyer should have received a copy of those rules at the time they bought their home. Most structural, landscaping and cosmetic improvements or changes will be reviewed by the HOA Architectural Committee - a group of volunteer neighbors committed to keeping Grand Oaks consistent with the expectations outlined in our charter. Improvement Requests

If you're making improvements, repainting, etc. it's important that you find out whether or not you'll need approval, and complete the request forms required. Most of your questions can be answered in the Covenants, Conditions and Restrictions (which are often referred to as CCRs). Visit our Improvement Requests tab for more information.

Summary of Restrictions

The list below covers some of the most commonly asked-about issues here in Grand Oaks for your convenience. we encourage you to refer to Article III and Article IV of the CCRs for full information on covenants and restrictions. If you have any questions or concerns about any rule or restriction, please contact Community Association Management.  

 ​Garbage containers shall be kept within enclosed structures or screened from view, except on the day of trash collection. 


 ​No mobile home shall be parked or placed on any lot at any time.  No mobile home, travel trailer or recreational vehicle shall be parked or placed on or near any lot so as to be visible from adjoining properties or from public or private thoroughfares at any time.  


 Without limiting the generality of the foregoing, trailers, graders, trucks other than pickups, boats, tractors, campers, wagons, buses, motorcycles, motor scooters, all-terrain vehicles, and garden maintenance equipment shall be kept at all times, except when in actual use, in enclosed structures or screened from view.  No repair or maintenance work shall be done on any of the above mentioned vehicles, or any automobile (other than minor emergency repairs), except in enclosed garages.  None of the above mentioned vehicles may be parked overnight on any roadway within the property.  No commercial vehicles larger than a standard three-quarter (¾) ton pickup truck or inoperable vehicle shall be permitted to remain on any lot or to be parked on any roadway within the property.  


​No more than two (2) automobiles shall be kept on each lot in such a manner as to be visible from any other portion of the property for any period in excess of seventy-two (72) hours.  No automobile may be parked overnight on any roadway within the property.  


 All owners are responsible for ensuring that access is available through the Limited Access Drives at all times.  The Association shall have the right to tow any vehicle at any time that obstructs a Limited Access Drive.  


 ​Shrubs, trees, grass and plantings of every kind shall be cultivated, pruned, free of trash and other unsightly material.  


 ​All improvements at all times shall be kept in good condition and repair and adequately painted and maintained.  


 Members must obtain Architectural Committee approval in writing prior to making alterations, additions and removal of improvements.  For more information about rules regarding this topic please read “Construction of Improvements” in this section.  


 Only household pets are permitted. No more than four (4) cats and dogs, in aggregate, not more than two (2) of which may be dogs are allowed. Boarding and breeding operations are prohibited. No pet is allowed on the property other than on the lot of its owner unless it is confined to a leash. 


 No noise, outdoor lighting, or other nuisance shall be permitted to exist or operate so as to be offensive or detrimental to any other portion of the property or to its occupants. 


 No rubbish or debris of any kind shall be placed or permitted to accumulate on the property. Refuse, garbage and trash shall be kept at all times in a covered container and screened from view. 


 No article deemed unsightly by the Architectural Committee shall be permitted to remain on any lot so as to visible from public or private thoroughfares at any time. 


 No activities shall be conducted on the property and no improvement constructed which are or might be unsafe or hazardous to any person or property. No fireworks or firearms shall be discharged. No open fires shall be lighted or permitted except in interior fireplaces or contained in barbecue units while attended and used for cooking. 


 No sign of any kind shall be displayed to the public view without prior written approval of the Architectural Committee. 


 There shall be no interference with the established drainage patterns over any property.
