Improvement Requests

Staying in compliance is easy...know the rules.

Like any homeowners association, there are rules in place in Grand Oaks to ensure the integrity of our community and our personal investment in our homes. Any buyer should have received a copy of those rules at the time they bought their home. Most structural, landscaping and cosmetic improvements or changes will be reviewed by the HOA Architectural Committee - a group of volunteer neighbors committed to keeping Grand Oaks consistent with the expectations outlined in our charter. If you have questions, you may want to start with the HOA Charter and Rules, or contact our management company directly. 


Improvement Requests

If you're making improvements, repainting, etc. it's important that you find out whether or not you'll need approval, and complete the request forms required. Most of your questions can be answered in the Covenants, Conditions and Restrictions (which are often referred to as CCRs).

If you have any questions or concerns about any rule or restriction regarding architectural matters, please contact Community Association Management, who will provide information to the current members of the Architectural Committee. The documents are at the bottom of this page.

FAQs

 As set forth in Section 4.01 in the Declaration of Covenants, Conditions, and Restrictions for Grand Oaks Owners Association, improvements as defined in Section 1.12 must be approved by the Architectural Committee in writing prior to beginning construction. 


 An improvement is defined in Section 1.12 as “... every structure and all appurtenances thereto of every type and kind, including but not limited to, buildings, outbuildings, storage sheds, patios, tennis courts, swimming pools, garages, storage buildings, fences, screening walls, retaining walls, stairs, decks, landscaping, poles, signs, exterior air conditioning, water softener fixtures or equipment, and poles, pumps, wells, tanks, reservoirs, pipes, lines, meters, antennas, towers, and other facilities used in connection with water, sewer, gas, electric, telephone, regular or cable television, or other utilities."


 The Architectural Committee, by the authority granted to it under Section 7.06 of the Deed Restrictions has adopted the following rule. Permanent basketball goals will be allowed provided they meet certain standards. Basketball goals must be approved by the Architectural Committee before they are installed. The pole must be metal, painted black and permanently installed in ground at least 25’ back from the curb. The backboard must be clear. The basketball goal must be properly maintained, with nets in good repair. Portable basketball goals are prohibited. 


 Section 3.12 states, “... an Owner shall be permitted, without Architectural Committee approval, to erect one (1) outbuilding on the Owner’s Lot if (i) the surface area of the pad on which the outbuilding is placed is less than or equal to eighty (80) square feet, (ii) the height of the outbuilding, measured from the surface of the Lot to the highest portion of the outbuilding is less than or equal to six (6) feet, (iii) the outbuilding is constructed within an area completely enclosed by a privacy fence of not less than six (6) feet in height, (iv) the exterior of the outbuilding is constructed of the same or substantially similar materials as the exterior of any residence located on the Lot, and (v) the outbuilding is constructed within the building setback lines in accordance with applicable building codes of the governmental entity having jurisdiction over the Property. The Architectural Committee shall be entitled to determine, in its sole and absolute discretion, whether an outbuilding constructed on any Lot complies with the foregoing requirements relating to size, height, fence enclosure and construction materials."


 Section 4.05 deals with Fences and Sidewalks. Regarding changes to the fence look, placement, and materials it says the following, "Replacement or alternative fencing shall be uniform with the existing fence design and construction in the community. In no event shall any fence or wall be erected, placed or altered on a lot nearer to the front street than the front wall of the single family dwelling which is located on the Lot and no hedge may be installed or maintained more than three (3) feet In front of the wall of the single family dwelling which is located on the Lot and closest to the front property line of the Lot." If you'd like to move your fence, within the bounds of the rules above, or change your fence from the existing design please submit an "Application for Improvements."
